Victoria’s Short Term Levy Registration Requirements

If you own or manage short stay accommodation in Victoria, there’s an important compliance step you may need to take: registering with the State Revenue Office (SRO). Whether registration is required depends on how you rent out your property—and when you plan to make your first levy payment.

Let’s break it down.

Who Needs to Register?

You must register online with the SRO if you lease or manage your short stay accommodation privately—for example, if you take direct bookings or use a property manager who is not affiliated with a platform like Airbnb or Stayz.

This includes:

  • Landlords leasing privately

  • Owners using direct booking websites

  • Property managers operating independently

Who Doesn’t Need to Register?

If your short stay property is managed entirely through a recognised online booking platform (e.g. Airbnb, Stayz, Booking.com), then you're off the hook for registration. These platforms are required to collect and pay the levy on your behalf.

⚠️ Important: If you take any bookings outside of those platforms, you’ll need to register—even if it’s just occasionally.

Registration Deadlines

Your registration deadline depends on how much you earn from short stays and how often you’ll report:

  • If your annual stay value is more than $75,000 (quarterly reporting):
    ➤ Register by 30 April 2025

  • If your annual stay value is $75,000 or less (annual reporting):
    ➤ Register by 31 January 2026

💡 Tip: You must be registered before your first levy payment is due—so don’t leave it too late!

Registration is completed online via the SRO’s short stay levy portal: sro.vic.gov.au

Final Reminder
